Excited and Scared
While it seems fast, we believe that God has opened the door for us to buy a house this summer when we sit down and look at the timing and options.
I called my credit union and it seems that we may qualify for more than we thought. Of course, that is just a quick quote based on basic info I gave to the lady on the phone and we are not going to try to max out that amount by any stretch. We know what we can and cannot afford in a monthly payment. But it will give us some wiggle room on what kind of house we can look at, including single family houses in addition to townhouses.
My credit union offers a full service program for members - they will find an agent and manage the mortgage approval process. So we’ve started the process and we’ll see what God does in the next couple of months.
Because one of the things that’s a huge factor is timing this move - our lease ends at the end of July. We are going to California for the last week of July. So we think we need to try to close-move before that trip and worry about the unpacking when we get back.

That’s a very cute house! Some thoughts…
1) Are you sure you want to buy when the possiblity of moving to Dallas in December will negate ANY equity you have in the house? It’s best to live in a house for 2 years for selling so that you aren’t wasting whatever down payment/closing costs you spend to get the house.
2) As for the down payment, I just wanted to throw out there for anybody who is wondering how to get $$ for a downpayment. Monetary gifts are tax-free up to $12,000, per person, per recipient. So one set of parents could theoretically give $48,000 to a child and spouse ($12,000 from each parent to each of the child and spouse). That’s quite a nice tax-free gift that could be used as a down payment on a house.
3) My sports-obsessed HS friend KJ just recently started working for the IRS in their employment section in DC. Would Beau have any interest in me asking her if there is anything available?
Posted by Jaynee on 05/05/08 at 03:34 PM1. We’ll cross that bridge when if/when we come to it. There is no guarantee that Beau will get that job. Given the job hunt so far we feel it’s in our best interest to move forward, trusting God through the process.
2. We have no expectations of any money being gifted to us. We are looking into ways to try to come up with a small downpayment through other (legal) methods.
3. That’s sweet of you to offer. I have a hard time imagining KJ at the IRS. However, Beau really wants to stick in a related field - mostly likely analysis/research stuff.

We did this last year, and we’re still not sure it works, but so far the $$ for the downpayment and for taxes and payments and repairs just keeps showing up, and we keep trusting and plugging along.
It’s so nice to be in YOUR OWN house. I suspect that will be even more so for the two of you as you have Jesse.

Through the whole time Beau has looked for a job, God has provided the extra money that we have needed to get by, especially after Jesse arrived. So we are confident that God will guide us through the process and we are praying hard for wisdom.
And a mortgage payment will definitely be less than what we’re paying in rent, so it can only be a win-win in the long run.
